Long-term Leasehold Inspection
Before you sign the dotted line for a long-term leasehold villa, let us inspect it for you so you know what problems to expect and are well prepared. Remember, any unexpected problems that occur after you take possession from the landlord, are your problems and your landlord has no responsibility to address them.
What we check
Our experienced team uses a comprehensive checklist and reviews all foundational systems in your villa such as
- – The roof for damage or leakage
- – Electrical capacity and wire quality to ensure no risk of fire
- – Water quality, pressure and well-depth if applicable
- – Plumbing and drainage systems including any cracked pipes
- – Mold and leakage in the walls
- – Sewage disposal and treatment
- – Pool leakage and pool filtration system
- – Appliance quality and safety
What to expect
Expect the inspection to last one to two full days. Following the inspection, we provide a list of prioritized issues that were found with estimated costs and timing for remediation. You may use the list to prepare for repair post-possession or you may use the estimated repair costs to negotiate the lease price with your landlord.
